PCS to JBLM? Your Guide to Finding a Home in Washington

If you just received orders to Joint Base Lewis-McChord, welcome to Washington! As someone who spent 20 years on active duty in the Army, I understand that a PCS is more than simply moving. Between report dates, household goods, schools, your new unit, and finding a place to live, there’s a lot happening at once.

The good news? You don’t have to wait until you arrive at JBLM to start your home search.

One of your first steps should be connecting with a lender experienced with VA loans and getting pre-approved. From there, we can begin looking at homes, communities, commute times, and your options before you ever arrive in Washington.

Military families stationed at JBLM commonly consider Lakewood, DuPont, Steilacoom, University Place, Tacoma, Puyallup, Lacey, and Olympia. But don’t choose a community based only on distance. Your duty location, gate access, commute, budget, and lifestyle should all be part of the decision.

And if you’re using your VA loan, remember: zero down doesn’t always mean zero out-of-pocket. Closing costs, inspections, prepaid expenses, and other costs can still apply.

Most importantly, think beyond this PCS. What happens if orders come again in three years? Buying the right home today means considering your potential resale or rental strategy tomorrow.
