Are Rate High?

🏡 Rates are high — but buyers may have more negotiating power than they realize.

I hear this all the time:

“I’m going to wait until interest rates come down.”

Before you wait, understand what today’s market may give you.

With fewer buyers competing, we may be able to negotiate things like:

✅ Closing cost help — the seller pays some of your upfront expenses, so you keep more cash in your pocket.

✅ A lower interest rate — sometimes the seller can contribute money to help reduce your mortgage rate and monthly payment.

✅ Repairs or credits — instead of taking on a costly repair after closing, we may be able to negotiate help from the seller.

✅ A lower purchase price — especially on homes that have been sitting on the market.

The goal isn’t to tell you rates are low. They aren’t.

The goal is to ask:

Can we structure the deal so the payment and overall cost make sense for you today?

If it does, we move forward.

If it doesn’t, we wait.

Don’t make the decision based on the interest rate alone. Look at the entire deal.
